Second-home maintenance on the Costa del Sol: a practical monthly checklist

House keys at the entrance of a residential property

Owning a second home on the Costa del Sol is wonderfully uncomplicated right up until the property sits empty for several weeks. Heat, humidity, salt air, irrigation systems, pools and air conditioning do not particularly care that you are in another country.

What should be checked every month?

A simple monthly property check can prevent small issues becoming expensive repairs. Start with the basics: run taps and showers, flush toilets, check under sinks for leaks and look for signs of damp or condensation around windows, bathrooms and utility areas.

1. Air conditioning and ventilation

Run the air-conditioning system briefly even outside peak summer. Check for unusual noise, weak airflow or water around the indoor units. Filters also need regular cleaning, especially in properties close to the coast or surrounded by gardens.

2. Plumbing and water

Long periods without use can reveal slow leaks only after damage has already started. Inspect visible pipework, water heaters and appliance connections. If the home will be empty for a long period, ask a professional whether isolating the main water supply is appropriate for the property.

3. Pool and garden systems

For villas, pool chemistry, filtration and irrigation should be monitored even when nobody is staying at the property. An irrigation fault during a hot spell can damage a garden quickly, while poor pool balance can create staining, algae and equipment problems.

4. Security and access

Check doors, shutters, gates, exterior lighting and smart-home devices. Keyholding arrangements should also be reviewed so that a trusted person can access the home quickly if an alarm, leak or maintenance issue is reported.

A useful rhythm for second-home owners

Most properties benefit from a recurring schedule rather than a collection of emergency phone numbers. A monthly property check, seasonal AC service, regular pool and garden visits and a clear maintenance record make remote ownership far easier to manage.

HECHIA is built around exactly this problem: helping homeowners keep local professionals and property service history connected in one place.
