House painting in Marbella: what a good quote should include

Paint roller and decorating materials

HECHÍA INSIGHTS · Painting & decorating

A fresh coat of paint can change a home completely. The difficult part is knowing whether two painting quotes describe the same job. One may include repairing damaged surfaces and protecting furniture; another may cover only labour and paint.

For house painting in Marbella and the Costa del Sol, start with the condition of the property and the scope of work. The colour comes next. This guide helps you prepare a clear brief, compare proposals and agree what “finished” means before work starts.

Define the surfaces, not just the size of the home

A home’s floor area is not the area to be painted. Ceiling height, stairwells, fitted wardrobes, shutters and the number of doors can change the workload considerably. Ask the painter to identify each room and surface included in the price.

  • Walls and ceilings: specify whether both are included.
  • Woodwork and metalwork: list doors, frames, skirting boards and railings separately.
  • Exterior areas: distinguish façades, boundary walls, balconies and pergolas.
  • Furniture and access: explain whether the property is occupied and who will move larger items.

Send wide photographs as well as close-ups of peeling paint, staining and cracks. Photos help with an initial conversation, but difficult access or damaged surfaces may require a visit before a firm quotation.

Preparation is part of the job

Ask what will happen before the first coat: protection of floors and fittings, removal of loose material, suitable cleaning, repairs and primer where needed. A proposal that says only “paint throughout” leaves too much open to interpretation.

If a stain keeps returning or paint is blistering, ask for an assessment of the cause before covering it. Repainting does not resolve a continuing moisture problem. Agree separately who will investigate and repair the underlying defect.

Name the paint system and test the colour

The proposal should identify the intended products, finish and application system, including primer and coats as appropriate. “Premium paint” is not a specification. Ask how the finish suits the actual substrate and the way the room is used.

Test a sample on the wall and look at it in daylight and under evening lighting. A warm white next to terracotta flooring can feel very different beside grey stone. Keep the approved colour reference and product details for later touch-ups.

Exterior painting needs a weather window

Do not choose exterior dates purely because the calendar is convenient. The surface must be suitable for painting, and application and drying conditions must follow the selected product’s technical instructions. Sun exposure, surface temperature, moisture and forecast rain all matter. Manufacturer guidance from BEHR on exterior preparation also stresses preparation and checking the product’s temperature limits.

Ask the contractor how weather delays will be handled and whether scaffolding or specialist access is included. For an apartment, establish with the building manager who is responsible for the exterior before commissioning work.

Six details to confirm in writing

  1. The rooms, surfaces and repairs included.
  2. Products, colours, finishes and intended coats.
  3. Protection, access equipment and furniture moving.
  4. Expected start date, duration and weather contingency.
  5. Total price, whether tax is included, and payment stages.
  6. Cleanup, removal of materials and the process for reporting defects.

For a remote owner, agree progress photographs and a final walkthrough with an authorised local contact. Record any outstanding items before signing off completion. If you are comparing several trades, use our home-service quote checklist.

Frequently asked questions

Can a painter give a fixed price from photos?

Sometimes, for a clearly defined small job. Extensive preparation, uncertain measurements or difficult access can make an on-site inspection necessary.

Should I choose the lowest quotation?

First compare the scope. A lower total may exclude preparation, ceilings, materials or cleanup. Ask each contractor to price the same brief.

How much does house painting in Marbella cost?

There is no reliable single price for every home. Surface area, condition, access, products and occupancy affect the quote. Request an itemised proposal for your property instead of treating a general online figure as a confirmed price.
